The Process
A repositioning fails when steps are skipped — most often the audit, occasionally the positioning. We run them in sequence and we do not begin capex until the first three are settled.
We look at properties others have written off, and test whether there is a hospitality proposition inside the building.
Physical condition, operating performance, cost base, contracts and market position — measured before anything is promised.
We decide what the asset should be, for whom, and at what rate. Highest value use, not the most obvious one.
Concept, brand, experience design, commercial model and the capex plan required to get there.
Accel Hospitality takes over the running of the property: team, standards, systems and distribution.
Revenue management, cost discipline and guest relevance, reviewed against the plan rather than against last year.
The asset is held, refinanced or exited from a stronger position than it entered.
